Spicerhaart launches online estate agency

Spicerhaart, the UK’s largest independent estate agency group, has launched iSold.com, an internet-based estate agency service, in Bristol before rolling it out across the country.

Tesco is a key partner of iSold.com and will be linking through from Tesco.com to the iSold.com website as well as promoting iSold.com to Tesco customers.

The new website is not expected to compete head on with Spicerhaart’s existing traditional estate agencies.

Steve Shore, iSold.com spokesman, said: “We are providing a service that offers early adopters an internet-style alternative to mainstream estate agency by offering online customers a limited menu of fixed price services. The Spicerhaart Group remains firmly committed to its class-leading High Street estate agency businesses.”

iSold.com is designed for clients who are experienced home movers and allows them to choose the marketing package to suit their needs and budget. The iSold Essential Package means online customers can sell their home for £999 including VAT. iSold calculates that this gives a saving of up to £3,700 on estate agency fees for a £200,000 property and up to £8,400 on a £400,000 home, based on a 2% commission rate.

How iSold.com works

Sellers register with the site for a free online valuation before a valuer visits to confirm the selling price, take photos, measure the rooms and create the property details.

The £999 fixed fee for the iSold.com’s Essential Package includes: valuation and home consultation, high quality professional property details, advertising on all the major property portals, 24/7 access to the iSold.com website, dedicated branch team available from 8 am to 10 pm weekdays and normal weekend opening; along with comprehensive support throughout the sale process so the client achieves top price for their home and an iSold.com For Sale sign.

iSold.com clients’ properties will be advertised on all the major property portals, including: Rightmove, Primelocation, FindaProperty, Globrix, Mouseprice, Zoopla, and many more – where four out of five buyers currently start their search for a property.

Included in this price are the services of the centrally-based branch team, who will oversee the whole sale from beginning to end and undertake negotiations between buyers and sellers. iSold.com Essential customers pay £299 upfront for marketing services and only pay the additional £700 when iSold.com has successfully sold the property. For a small fee, the customer can defer payment of the upfront fee.

If required, additional services can be purchased, including a Rightmove Premium listing, local newspaper advertising and accompanied open house viewings, where iSold.com’s own sales team will attend the Open House and negotiate with prospective buyers to obtain the best price for the property.

Because iSold.com operates a one-stop shop, customers can also buy their Home Information Pack, conveyancing services, a survey and arrange their mortgage. iSold.com also offers a ‘Prime’ package, combining the HIP and part of the conveyancing to speed up the sale process.

Shore added: “We put buyers and sellers in control of the whole moving process by allowing them to log into their own area of the website, arrange viewings, email each other and view a handy calendar for keeping track of appointments. iSold.com staff deal with negotiations to ensure that the customer gets the best price achievable.

“We appreciate that the majority of people will prefer to use the face to face services of a traditional High Street agency. What iSold.com offers is a real alternative for the savvy online consumer.”
